Senator Apartments

Senator Apartments, developed and managed by DEOL Partners, were the first professionally-serviced apartments in the entire CIS – a response to a market where travelers needed high-quality places to stay, but where good hotel accommodations was, and still is rare.

DEOL Partners opened the Senator Apartments City Center in May 2005, when travel to Ukraine swelled in the wake of the Orange Revolution, followed by Senator Apartments Executive Court in December 2007, and Senator Apartments Maidan in August 2013. The third complex of the chain is under development and expected to be opened in 2017.

All of the complexes are stand-alone buildings that conform to the highest standards of quality and workmanship. The mission is to combine the advantages of top-flight hotels and luxury apartments, in the very centre of Kyiv. 11 MIRRORS DESIGN HOTEL

The 11 Mirrors Design Hotel is the first design hotel in the CIS countries and offers the strong sense of style expected in the 21st century. The general concept of the Hotel was inspired by Wladimir Klitschko, the world famous trendsetter and athlete.

KIEV AIRPORT CITY

Multifunctional complex Kiev Airport City is a mixed-use project being currently developed by DEOL Partners in the area of Boryspil International Airport. Its goal is to provide the most convenient accommodation and the best business, conference facilities for the increasing number of international travelers coming to Ukraine to do business, or using Kyiv as an easy gateway to the entire CIS region. Airport City’s shopping and entertainment facilities will also have much to offer local area residents. It is currently under construction.

The first development phase includes construction of two hotels (230 and 260 rooms), and an operational management agreement signed with an international hotel chain.

Kiev Airport City will include:

Designed by Austria’s Moser Architekten Group, the 280,000 m2 Kiev Airport City is the only commercial real estate project of its kind in Ukraine. Located on an 8 ha plot and with a 550 m long facade that runs along the airport’s access road, Airport City is perfectly positioned not only seconds away from Ukraine’s main air transportation hub, but also near the E40 trans-European motorway leading to Kiev.

Boryspil Airport’s Terminal D stands just 800m from the Kiev Airport City site. The airport expansion masterplan also envisions further transportation infrastructure development, including construction of a railway connection between the airport and Kyiv’s downtown.

The project’s location, the absence of any developments by any other Ukrainian company, and the novelty of this commercial property format on the Ukrainian real estate market lend attractiveness and exclusivity to the Kiev Airport City project.

MALL OF UKRAINE

Currently under development, the Mall of Ukraine will be the super-regional shopping and leisure complex, with a GLA of 138,915 m2. It’s about more than just shopping. It’s a vibrant public space to which families will go for a meal or to people-watch, congregate, and entertain themselves. Its international concept, attractive location, maximum concentration of high-quality goods, carefully selected tenants, entertainment and recreational facilities make the Mall of Ukraine a one-of-a-kind lifestyle destination for Kyiv. It also features facilities for short-term accommodation.

The Mall of Ukraine’s 51 ha site is located 7 km from Kyiv’s western city border along the Kyiv-Lviv highway (E40). This arrow-straight road is free of any geographical barriers, so it can be easily reached from downtown Kyiv in just 20-25 minutes. This factor, as well as the rapid development of Kyiv’s surrounding suburban spaces and the building of numerous planned communities complete with golf courses, will ensure that the mall receives the expected 31,000-36,000 visitors per day and more than 12,000,000 per year.

Architecturally, the Mall of Ukraine incorporates a system of multiple anchor tenants positioned on different sides of the trade centre and interconnected by galleries populated by boutiques. A food court, cinemas, lifestyle pavilions, restaurants, and other entertainment facilities are concentrated in the recreational zone of the mall, which additionally includes a hotel and two lakes.

DEOL Partners as a developer conducted all necessary works for the construction process launch (concept, architecture, construction permits). More than 60% of preliminary rent agreements with anchor tenants were signed, but, due to the financial crisis, was suspended by the Investors.

Senator Beach and Sport Resort

Senator Beach and Sport Resort, launched in 2007, is a private beach club with the right combination of fun and relaxation by the marvelous Dnipro river bay near Pereyaslav-Khmelnitsky. DEOL Partners as developer and operator managed to introduce an American/British format of the club system in Ukraine. What sets Senator Beach and Sport Resort apart from other clubs is having an active lifestyle resort feel.

DEOL Partners acted as the developer of a range of PromInvestBank branches including rebranding of a retail network and launch of the difficult reconstruction and rebranding works in the Bank’s head office in Sofievskaya Street, Kyiv.

LEONARDO BUSINESS CENTRE

Leonardo Business Centre, the first “A” class business centre in Ukraine,is Kyiv’s most prestigious business centre, owing to its top location, premium design, and quality tenant mix. But you needn’t take our word for it. In 2007, the Russia & CIS Premier Real Estate Awards honoured Leonardo as the year’s most outstanding and accomplished office project. The market also rendered its verdict: the sale of the Centre’s first phase was Ukraine’s largest real estate deal in 2006.

Leonardo’s advantages are many. There are company-tenants of the highest level. There’s a multilevel parking garage with 387 spaces, making it the biggest office centre garage in Ukraine. And there’s an excellent infrastructure that includes a wellness club, restaurants, elite boutiques on the first and second storeys, and other facilities. RIVERSIDE TOWN

Kyiv’s explosion into one of Europe’s fastest-growing cities has generated a need for quality housing to serve its new professional class.
